Estate Services
Looking After Your Estate
We work with residents to make sure the areas around your home
are safe and pleasant. There are agreed standards that we must meet
in our gardening and cleaning service and we would like you to let
us know if we are not meeting them.
Keeping Your Estate Clean and Tidy
Estates that are provided with a caretaking service are cleaned,
maintained and monitored to the following standard:
We will
- keep paintwork inside and outside blocks clean and free from
graffiti
- remove racist or offensive graffiti within 24 hours of being
told about it (other graffiti is removed within 7 days)
- keep all areas on estates free from bulky waste and litter
- keep shared windows clean
- make sure that shared areas are properly lit.
- check the cleanliness of estates every 6 to 12 weeks
- take legal action against anyone damaging our estates to stop
them, get compensation or end their tenancy
Your estate notice board will have information about how
frequently your estate is cleaned. You can also speak to the staff
that you see on the estate or call Ascham Direct.
We carry out Priority Estate Inspections with
residents in areas where there are persistent problems (because
they are busy areas, run-down or badly designed). Residents in
these areas will be kept informed about the actions we have
taken.
You Must
- not block entrance halls or landings or use them for storage
(this is also a fire hazard).
- not dump rubbish on shared areas of the estate
Rubbish and Recycling Collections
The Council will collect your rubbish and recycling once a week.
To find out which day your rubbish is collected, ask a neighbour or
phone Waltham Forest Direct on 020 8496 3000. You can also get
advice or information about recycling and collection of large items
on this number.
We are working towards providing recycling facilities on all
estates and smaller blocks.
We collect large ‘bulky’ rubbish from collection points on most
estates. Ask your neighbour or our staff whether there is one on
your estate.
Please:
- put your rubbish in the bin or black bin liners provided.
- wrap sharp objects safely and wrap food waste in plastic
bags.
- recycle paper, cans and glass in recycling bins (on estates and
throughout the borough
- consider having a compost bin if you have a private garden or
wormery if you don’t have one- to reduce the amount of food waste
in the rubbish bins
- call the Council’s ‘bulky’ waste service if you have a large
item for collection (and you do not live on an estate with a
collection point)
- do not put unwrapped food in rubbish bins or down rubbish
chutes
- do not use rubbish chutes between 10pm and 7am as the noise may
be considered a nuisance
Green Spaces and Gardens
We will
- keep walkways and roads clear from overgrown plants
- maintain grass areas and plants so that they are attractive and
healthy
- find the best planting solution for each location
If your home has a private garden, you must
- keep it tidy and free from rubbish
- make sure that plants do not become a nuisance to your
neighbours
- apply for permission before making any changes such as putting
up a shed or conservatory or laying a path or patio
- not use areas set aside for people without their own garden,
for example to dry your washing.
Parking
Ascham Homes is responsible for roads and parking areas on
Council-owned housing estates. Parking restrictions apply between
7am and 7pm. The rules should be clearly displayed on the estate.
We will:
- Take action if you report a car that is breaking the rules
- Remove untaxed, abandoned or illegally parked vehicles within
24 hours
Lifts
If your lift is not working, please report it to your caretaker
or Ascham Direct. Residents have told us that they are particularly
concerned about antisocial behaviour in lifts,
