Repair Responsibility
You are responsible for some repairs. Please read the
information below. You may be charged if we are called out to a
repair which is your responsibility.
Repairs that Ascham Homes is Responsible
For
We carry out the repairs which landlords must carry out by law.
Please help us by reporting repairs and allowing us into your home.
We may take legal action if you will not let us into your home when
a repair needs doing if it is damaging our property or putting
residents at harm.
Ascham Homes is responsible for all repairs to the communal
areas, for example lifts and locks on doors to blocks.
The table below shows examples of the repairs that we do, and
how quickly you can expect them to be completed.

Emergency Repairs
Examples
- gas leaks
- dangerous structures
- flooding
- lift not working (if it is the only one in the block)
- unusable toilet (if it is the only one in the property)
- No heating or hot water (elderly or vunerable tenants) -
applies during the period 31 Oct to 1 May only

Once we have agreed to take emergency action, we will be at the
property within 2 hours to make it safe.
Full repairs needed will be completed within
21 days

Examples
- blocked toilet (if it’s the only one in the home)*
- blocked sink or bath (flats only)*
- insecure outside window, door or lock*
- total loss of water heating*
- total loss of water supply or electricity (unless it has been
cut off for unpaid bills)

3 Working Days
- unsafe wooden floor or stairs
- loose or detached banisters or handrails
- partial loss of water supply or electricity

21 Days
- sealing holes if rodent are gaining
access
- repairing floors with water-damage
- replacing/mending faulty taps
|
|
*These are examples of repairs that we must complete in time or
we must pay you compensation; this is called ‘right to repair’.
Please follow the complaints procedure,
and we will arrange for compensation if we have not met our
commitments.
Repairs that You are Responsible For
You are responsible for looking after your home, decorating
(painting inside) carrying out minor repairs (for example,
replacing sealant around the bath, fixing toilet seats) and fixing
damage which is a result of neglect or misuse by your household or
guests. You are also responsible for repairing items that you
provided yourself (for example, washing machines and their
connection to the water supply).
You are also responsible for keeping your property in the same
state of repair as when you moved in.
Assistance with Decorating
If you are not able to maintain the decoration in your home
because of your age or a disability, we may be able to help you.

Your Improvements and Alterations
You are entitled to carry out some improvements and alterations
in your home but you must get written ‘landlord’s permission’ from
us first. If you go ahead without permission we will ask you to
change it back to the way it was, at your own expense.
At the end of your tenancy, you may be entitled to receive
compensation for some of your authorised improvements, for example,
installing central heating or double glazing. We will need to see
your receipts, so make sure you keep them.
