Charges for the estate

Your estate is described in the first schedule of your lease. These charges do not include work carried out to public paths and roads running through the estate, apart from the estate roads we manage.
 
Grounds maintenance charges include the costs of weeding hard-surface areas and cutting grass. We pay contractors to keep the ground to an agreed standard, not for the number of visits they make to each estate. On some estates, mobile caretakers will be taking over the grounds maintenance work from contractors.
 
Day-to-day repairs to the estate include work carried out to any part of the estate that is not part of a block, for example, roads, paths, car park and garage areas, pram sheds, play areas, store cupboards, and fences. We do not charge you for repairs carried out to garages themselves, unless you own the garage involved.
 
Depending on the type and location of the accommodation, you may have to pay for your heating, lighting, cooking and hot water with your rent.
 
If the estate  has a communal gas and electrical supply, this will be divided by all residents and the proportion added to your bill. You will not then receive a gas or electric bill.
 
As a resident you will be informed of any charges when you sign your agreement.
