Improvements to your home.
You have the right to carry out
improvements and make alterations to your home as long as you have our
permission in writing. This is known as landlord’s permission and is
separate from any planning permission you may also need. You must write
to us to get this permission. We can only refuse if we have good reason
to, and if we refuse permission, we will give our reasons in writing.
If you don’t ask for permission or you ignore our refusal, we can
insist that you change it back to the way it was at your own expense.
There is an administration charge of £40 each time you ask for
landlord’s permission.
You
are responsible for the improvements and alterations you make. Any work
you do must be safe and carried out to our standards, and must not
spoil the property or others nearby. Examples of improvements are:
- fitting laminate flooring
- installing a shower or central heating
- putting up a TV aerial
- installing a satellite dish
- changes to fitted units and putting up kitchen cupboards
You
may need to get planning permission or building regulation approval as
well as landlord’s permission if you want to carry out some alterations
to your home. Examples of this are building an extension, porch, patio
or conservatory or replacing windows. Please note that generally we
will not grant landlord’s permission for works which require planning
permission.
Before
making any improvements or alterations to your home, contact Ascham
Direct and give us descriptions, plans or drawings of the improvements
you want to make.
If
you are carrying out approved improvement work to your property or
garden and you need a skip, then you must get a licence. These are
available from Chingford Municipal Offices, 16 The Ridgeway, Chingford,
London E4 6PS.
