Property & Investment Group
 
The Property & Investment Group within Ascham Homes is the division responsible for the delivery of the Decent Homes Programme.
 
The Property & Investment division is responsible for all property and contract related matters concerning the maintenance and improvement of the councils stock and associated open spaces.
 
This group provides the following services:
 
  • major Improvement, Major Repairs Allowance (“MRA”) and energy
  • responsive repairs and empty homes
  • planned maintenance programmes
  • stock data management
  • lettings
  • external and limited internal redecoration programme
  • gas servicing
  • servicing electrical installations and lifts
  • asbestos control including removal and disposal as required
 
Customer Services / Ascham Direct
 
Customer services is responsible for providing an efficient and effective initial contact point into the company.

This group provides the following services:
 
  • dealing with all enquiries at reception
  • providing advice and assistance to callers
  • delivering a responsive repairs service
  • supporting day-to-day strategic partnerships
  • conducting company surveys
  • administering and issuing door entry keys and fobs
  • taking customer services to tenants unable to gain access to the service e.g. 
                 sheltered homes taking customer service to tenants that are infrequent users of the
                 service (e.g. Valuing Tenants Scheme)

Right to Buy (“RTB”) and Leasehold Services
 
The RTB & Leasehold Services section is split into two core teams i.e. “Property” team and “Accounts” team.
 
They provide the following services:
 
  • processing Right to Buy applications from council tenants, dealing with resale enquiries and general leasehold      enquiries and resolving service charge disputes by liaising with other teams within Ascham Homes or the Council
  • calculating and billing service charges for 1,760 leaseholders who have bought council flats dealing with general leasehold enquiries, account queries and providing all non-estate based leasehold services,
  • service charge recovery and processing service charge loan applications
