What Do We Do?
Ascham Homes is an 'arms length management organisation' (ALMO).
This is a not-for-profit company set up by the London Borough of
Waltham Forest Council to manage and improve the housing that it
owns. Ascham Homes manages 12400 homes (including 1800 leasehold
properties) on behalf of the Council. The Council is the landlord
of your home.
Below are lists of some things that Ascham Homes is responsible
for and some of the things that the Council is responsible for:
Ascham Homes is Responsible For
- Collecting rent
- Carrying out certain repairs to tenants' homes, not
leaseholders' (please see 'Maintaining Your Home')
- Repairs to communal areas and lifts
- Carrying out major work to the buildings and estates
- Getting homes ready for new tenants
- Dealing with antisocial behaviour and nuisance on Ascham Homes
estates
- Cleaning and maintaining the estates
- Processing applications to buy homes
- Dealing with issues from leaseholders
- Dealing with complaints about Ascham Homes (in the first
instance)
- Managing parking on estate roads and parking areas only
- Managing lighting on estates only
- Keeping the grounds and gardens on estates to agreed
standards
- Maintaining any adaptations and aids in your home
- Managing garages on estates

For
- Dealing with homelessness
- Dealing with transferring you to a different home
- Monitoring the performance of Ascham Homes
- Dealing with complaints if they can't be resolved through the
Ascham Homes' complaints procedure
- Collecting your rubbish and recycling
- Maintaining roads and lighting that is not on estates
- Funding and installing any adaptations and aids in your
home
- Arranging housing related support due to disability, age,
physical or mental health issues or learning difficulties (but
please let us know as we can help you access the help you
need)
